Very disappointing

We moved from Lancashire to Mayflower Meadow in Angmering 8 months ago. It has been 8 months of ongoing snag issues as we bought the ex showhome. Particularly alarming was the lack of full planning consent and an enforcement notice which we discovered a few weeks after moving in. The planning consent had now expired completely. Fighting for EV charging points when they should have been provided on a certain number of plots. We inherited an over planted garden in a day and age of sustainability whereby local people took plants away to help us as Sigma would not acknowledge the issue . We were told ‘ sold as seen’. Despite an independent assessment that the patio was damaged after sigma tried to clean it( ie damaged by their misuse of it ), it took several weeks before they agreed to replace it. Lack of topsoil across the site. Some non conforming electrical installation in the houses. We had problems with heated mirrors which were not installed properly and required the mirrors being broken in order to replace the heating pads and then new mirrors. We had a commissioning certificate for solar panels that were not connected, nor ever had been. Botched touching up of paint over the house. Frequently taking longer than 30 days to deal with issues, often without explanation. For some unexplained reason the site has medium pressure gas supply which is causing no end of problems trying to get smart meters installed. The amount of our time and effort taken up to right these wrongs is ridiculous and we feel angry and let down. There is too much game playing and not enough decisive action when all people want to do is enjoy their homes and get on with their lives. Please do not post some sanctimonious twaddle in response. Spare me that.

Sigma Homes

What first attracted us to our new home was the considered way in which the small Hanlye View development was conceived and styled to sit naturally into the edge of the countryside location. The use of full height windows wherever possible is probably the ‘stand out’ design feature which sets it apart from others and, as a consequence, when you enter the house it is the light filled spaces which welcome you. Buying a new build house direct from a developer was a new experience for us. There were of course differences in the purchasing process to buying a previously owned property but everything was professionally processed by Sigma There have obviously been inevitable snagging items but the after care team led by Sophie have worked through all the various issues. There is a builders warranty too which has given us peace of mind. We have not regretted moving to Hanlye View for a moment!

A Disastrous Experience with Sigma Homes – Avoid at All Costs

My experience with Sigma Homes Group regarding the Spring Bank development in Haywards Heath has been nothing short of a nightmare. From misleading assurances to poor build quality and appalling customer service, this developer has consistently failed to deliver on their promises, leaving me in a highly stressful and untenable situation. When I initially viewed the model house, the sales team assured me that my chosen property would be ready by November 2024, or at the latest, by December 2024. Relying on these verbal assurances, I signed the agreement contract in August 2024, which stated a target completion date of November 2024 and a long-stop date of 31st January 2025. Based on these commitments, I made significant life decisions, including signing a tenancy agreement to hand over my current property to tenants by 1st February 2025. However, the delays began almost immediately. During a site visit in October, I was told there were minor delays due to the site manager being on holiday, but the property would still be ready by the second week of December. By November, this date was pushed to the fourth week of December. In December, I was informed that the water connection was delayed due to the Christmas break, and the connection would only be completed on 8th January 2025, with handover still promised by 31st January. Despite my repeated reminders about my tenancy agreement and the urgency of my situation, the sales team continued to provide false assurances. By 9th January, the water connection was still not done, and the date was pushed again to 21st January, with testing to be completed by 22nd January. On 22nd January, Sigma Homes admitted they could not guarantee completion by 31st January, leaving me in a desperate situation. When I raised concerns about being homeless from 1st February, they callously stated that verbal assurances and target dates in the contract were not binding and that my tenancy agreement was "my problem." I was forced to accept a short notice on 29th January and complete the transaction in just two days, leaving me with no time to plan or prepare. Upon moving in on 31st January, the property was far from ready. The pre-completion survey on 22nd January identified 120 snagging issues, many of which remained unresolved. The house was with mud stains on carpets, dust everywhere, and paint splatters on doors and floors. Ceiling lights were improperly fixed, and there was a persistent sewage smell outside the house. The kitchen cupboards and doors appeared used or poorly repaired, and the heating system did not work. On the first day, there was no water supply, and the air source heating system was ineffective, displaying incorrect temperatures. The overall build quality was shockingly poor, reflecting a complete lack of care or respect for customers. To make matters worse, the garden drainage system is utterly inadequate. Water does not drain at all, and it rises to the surface when you step on the grass, highlighting how poorly the drainage was installed. This is not just an inconvenience but a serious defect that further demonstrates the substandard construction of the property. Additionally, the post-completion snagging survey revealed even more issues, underscoring the careless and shoddy workmanship throughout the house. Sigma Homes’ customer service was equally abysmal. When the air source heating failed, they sent a gas heating specialist who was clueless about the system, leaving us without heating for an entire day. Emails went unanswered, and they showed no concern for the immense stress and disruption they caused. Their attitude was dismissive and unapologetic, treating customers as if their time, money, and well-being were irrelevant. The contract is heavily biased in Sigma Homes' favor. It includes a clause stating that even if a customer cancels due to the property not being completed by the agreed completion date, Sigma Homes retains the right to take an additional 20 days to finish the property after receiving the cancellation notice. This clause clearly shows their lack of commitment to meeting deadlines and their complete disregard for customers’ lives, plans, and well-being. In summary, Sigma Homes is an untrustworthy, unprofessional, and unethical developer. Their false promises, poor build quality, and appalling customer service have left me with a property that is unfit for habitation and a mountain of stress. The drainage issues and post-completion snagging findings further highlight the incompetence and negligence of this company. I strongly caution anyone considering Sigma Homes to avoid them at all costs. This company does not value its customers, and their practices are utterly disgraceful.

The Big Move!

We recently bought through Sigma homes and embarked on a complete change of area. The buying process was fairly stress free. The house was already built when we viewed but we did manage to change the flooring in the lounge. Elaine at the show home was very efficient at answering our queries. (We had lots!) However, 18 months on after the kitchen company coming backwards and forwards to fill gaps in the worktop seals, the worktop has bowed and needs replacing. Sigma want to replace it with the same poor quality worktop! No one is able to give us an explanation of how it will be different this time round. Other than to say you’re 2 years warranty starts again. As a disabled person, no regard is given to the amount of chaos they are inflicting! They really don’t give a monkeys once they have your money! 3rd customer services person in 18 months with no information passed on between them! I wonder why they can’t keep their staff!

David Hughes has been an enormous help to me during the whole process of buying Number 2 Platinum Way Angmering. He went out of his way in helping me through it all step to step. Nothing was ever too much trouble, even the smallest task was completed in a professional manner and always with a smile on his face. A true professional gentleman.

Merrywood

We moved to our new Sigma home in Merrywood in early May and despite some initial snags, we are very pleased with our new home and the support and care we got throughout the entire sales and aftercare process (thanks Ross and Abbey for the help and attention, highly appreciated)!

First time new build - give it a chance

We are a young family moved into our first new build. There is a lot of negativity about new builds but we chose to ignore and experience it for ourselves. The spec and finish of our new home is amazing and we cant fault Sigma for their customer care. Its so nice to move into a home, give the blank template a character and not need to spend a fortune on decorating. On move in we had no wifi to which it turned out to be a snagged cable. Sigma managed to get an open reach engineer out and resolve the issue the same day. Very impressed. The home demo provided before move in was really useful so we knew how everything works and how the home is built (for any DIY). Our family could not be more happy with our sigma home or the service from the team. I would recommend to anyone.

Highly recommend

We moved into our lovely Sigma home in December. The sales team, in particular David, were really helpful guiding us through the buying process. Post move, the customer care has been exceptional. Abbey, the customer care co-ordinator, Mark, the site foreman, & Brian, the site manager, have been really responsive & efficient. Excellent customer service throughout. Highly recommended.

I would never recommend anyone buy a…

I would never recommend anyone buy a Sigma home. Unfortunately the quality has been so poor and we moved in 16 months ago after Sigma made us homeless for 8 days to meet their year end deadline. We bought into the luxury and quality of their trademark and all we have had is upheaval and stress and upset for 16 months. Sigma bosses have no compassion to what they have put a family with two small children through. To have the house we bought would be amazing. I will be looking forward to not dealing house appointments because it's been like another job. Unfortunately we still are unearthing worries like the electrical certificate not meeting our house and the fuse box noted to be elsewhere and the entire cladding being ripped off our house and redone and the battening bodged with burnt bits of wood and bits not even fixed and not to forget a trusty red ball can down our brick work! We are still waiting for our floor being replaced in a bedroom from the chopped up one we have which squeaks. We have already been through and had to argue and fight for- our front door being replaced which we couldn't get out or in properly, our windows were not installed properly and have had to be racked again, we had most of our house re-plastered and sanded down due to poor plastering, we had mastic in our living room carpet which then had to be replaced, our entire mastic had to be cut out redone as it had been done with a spoon, our bathroom floor wasn't level and we were without the flooring for 4 months and this isn't all of it. We didn't have our upstairs to downstairs wired properly, one side of the kitchen wasn't wired to the other and then they went through the extractor fan to link and it took me over 1 month to get them to come and hoover out the plaster dust so we wasn't eating plaster dust every time we used the extractor fan. We will have to have our patio lifted as they have been laid slanting towards our garages rather than away. We have lost many things due to mould in our garage and I believe this has contributed to it. The list is endless and Sigma bosses, namely Geoff Potton and Tony Kenny believe this is ok to put families through this and believe all they should do is put it right rather than compensate for the upheaval, stress and upset. Let alone the amount of our time they have wasted when we should be concentrating on our family and work. I will note that Abbey has symptomised with our situation, however the bosses named above believe they owe us nothing, however I believe you must look into how you contribute towards your customers mental health and rethink your stances on compensation to what you put people through. Disappointed is an understatement. Updated from the comment below - The living room carpet was replaced because someone put mastic in the carpet - no manufacturing fault. You didn't choose to upgrade it - the colour we had was not available - you didn't have a choice. The bathroom floor took many many months to be resolved and we were without a floor as everyone passes the buck to pay for it. The Timberframer informed us that the floor needs to be replaced - rather than just bodged with glue... again. The battening wasn't done correctly as the burnt bits of wood did nothing and a lot of battening wasn't fixed properly which contributed to the cladding moving. The carpenters we have now are kindly fixing the battening properly. It was not shrinkage cracks - it was poor plastering when we moved in as the house was rushed. If only I could post photos. When the dry liner last week asked about shrinkage cracks the response was "stick to the list" which were blown tapes. When the pop holes weren't all done - this was also a battle. Please do not try and sound like you have done us any favours when you haven't done any! Every step has been an absolute battle... for example plaster was put in the carpet and instead of carpet cleaning the entire carpet in the living room and my sons room the response was "only carpet clean that one patch where the plaster was" which would then mean the carpet would be different colours ... so then it wasn't carpet cleaned at all. My 2 year old and 4 year old had chest infections for 2 months due to the amount of dust when cleaning their carpets properly would have minimised this.

I have just purchased a 2 year old Sigma House. I needed to match up the worktop in the kitchen and therefore contacted their head office. The lady I spoke to was most helpful and gave me the relevant information immediately.

What lovely Homes ..

What lovely Homes ... I visited Mayflower Meadow in Angmering and I was overwhelmed by the quality of these homes. The homes are such a good size and layout. The location is great and being such a small development compared to some of the others was a real bonus! The saying 'You get what you pay for' springs to mind when it comes to Mayflower Meadow, the quality really is impressive. After viewing many of the other sites in the area, I would not buy anywhere else but here!

The finish on my new Sigma home is…outstanding

I am delighted with my new Sigma home; everyone involved in my move could not have been more helpful. As the development is still in build mode, I am supposedly living on a building site but the current building work is screened off and everything is kept as tidy and clean as possible. The site managers and other site staff are very friendly and will do anything to make life easier. The design and build quality of the house are excellent with many little finishing touches and a consistent use of high quality materials. If you’re looking for a new build house then I can thoroughly recommend Sigma.
